With detached home sales for the month at 161 homes against active listings around 570 homes, the inventory of Vancouver West detached homes (MOI) at around 3.5 months tightened the supply considerably. There are fewer choices for buyers, and sellers are holding firm on their selling prices.
Although the median price the $1,660,000 level, the average price was skewed and shot up to around $2,150,000. Whether this signals a recovery in the average selling prices can only be known the next few months.

Feed-backs from Realtors active on Vancouver West confirmed continued strong demand for good building lots of all sizes in various westside neighborhoods. Dunbar is one of the most noticeable neighborhood where demand for housing lots was very strong. Building lot prices here remained firm and in some instances, older homes here were sold within days after being listed on the market.
